House hunters urged to beat the January rush to make stamp duty savings

January is a notoriously busy time in the housing market, with many buyers entering the market after the festive season. But if you’re considering a move in the New Year, our advice is don’t delay.  


Significant changes are being made to the way stamp duty is paid in 2025 and you may find it’s worth bringing your plans forward.


Reduce the cost of buying


In the Autumn Budget, the Chancellor announced the stamp duty threshold is going to come down next year, meaning homebuyers will be required to pay increased stamp duty fees. 


From 31st March 2025, the nil rate threshold, which is currently £250,000, will return to the previous level of £125,000. If you’re wondering what this means for you, we’ve prepared a detailed comparison below. 

The following calculations are based on a three bedroom home at The Fairways at Brackley Village in Salford, priced at £309,995:


Before 31st March 2025:


0% up to £250,00

5% on the remaining £59,995

Total: £2999.75


After 31st March 2025:


0% up to £125,00

2% on the next £125,000 

5% on the remaining £59,995 

Total: £5,499.75


The figures show you could save thousands by moving sooner rather than later. 


The impact on first-time buyers is set to be even greater, with the nil rate threshold (which is currently £425,000) returning to the pre-2022 level of £300,000.
